We are currently going through an information gathering process to upgrade our entrance. We are eligible for a Palm Beach County Neighborhood Partnership Grant as a Neighborhood Association with 501(c)(3) Tax status. We must submit our letter of intent to apply for the grant by April 28 and for that we need to have an estimated budget for the entrance, signs and landscaping.
We have attended a meeting with the County Program Manager and we have a very good: chance of being awarded this grant up to the maximum amount of $20K.
It is her recommendation that we do not make any improvements to the entrance until the grant is approved. Our final grant application is due no later than June 20th. If anyone in the community has experience writing grants or knows of someone, we could use your help.
Every third Monday of the month (except holidays) @ 7:00 pm, we have a Board meeting and it is open for all home owners. We welcome you to come to any meeting, where we have an open forum for owners to It in voice their opinions. We are interested in what you think. It helps us make decisions affecting our community. Our goal is to keep up the appearance and value of our homes.
Entrance Committee
The entrance committee was formed to obtain information to upgrade our entrance signs and landscaping. We have recently had a survey completed to give us direction and to know where signs can placed and what sizes will work. We are currently entertaining proposals for different types of sign materials and systems, landscaping and electrical upgrades. We should have an actual budget established by the May Board meeting.
A lot of pictures were taken of entrance signs through out West Boca for ideas and the committee has chosen a modification and compilation of the most appealing signs. Our sign will most likely be a scaled down version of most signs that you see, due to the grant restrictions that we need to follow for eligibility.
Maintenance Committee
ATTENTION! Volunteers are needed for this committee. The committee chairperson will be responsible for coordinating volunteer work parties. By performing work ourselves, we can control the cost of minor repairs and help keep our dues low.
We would like to get some Owner's and their families to work on our pool clubhouse. Please volunteer to help with painting and re-flooring the Club House.
The committee will also monitor the management company's cleaning of the clubhouse, bathrooms and pool area. They will also monitor our landscaping and pool maintenance contractors. Please come to our next meeting on April 21, to sign up for this committee. Thanks!
Architectural Review Committee
Complements to most of you, our Home Owners. You take care of your property and show pride in our community. Thank you, it's owners like you that make this a nice place to live.
Unfortunately we have a few homes that do not maintain their properties like the rest of us. The committee has given numerous violation notices to these properties from door hangers to letters to attorney Involvement.
These violations are being ignored and we need your help. Take action and call CODE ENFORCEMENT. Important phone numbers are located below.
We as a committee can't make these phone calls but as home owners we all can. We need to make these unresponsive home owners take responsibility for their properties and without your help this will not happen.
Again TAKE ACTION and make the phone calls and don't stop calling until the Violations are corrected. Rally your neighbors to make these calls, remember the squeaky wheel gets the grease. When calling, have the address and a list of problems on hand. You do not need to leave your name but you will need to call 2-3 times a week until code enforcement takes action.
Remember trash cans must be removed from sight on the day of pickup. Hedges must be trimmed to 4 foot height in the front yards and 6 foot height in side and back yards unless you live on the lake, where you can't block the view or access to common areas. Please adhere to all rules and regulations.
Violation Notices:
- First Notice, 15 day door hanger.
- Second Notice, 7 day door hanger.
- Third Notice, 7 day demand letter ($25.00 owner fee for this letter)
- Final Notice, information will be turned over to HOA attorney for action and his costs will be charged to the owner.
Important Phone Numbers:
- Code Enforcement, 233-5500
